Please read these terms carefully. By using HuntThatProperty.ug, checking a consent box, or requesting a verification, you agree to be legally bound by these terms under the Uganda Electronic Transactions Act, 2011.
1. Nature of the Platform
HuntThatProperty.ug (the "Platform") is an independent technology service provider. We are not real estate agents, legal practitioners, or land owners. We act as a facilitator between Users (Buyers/Sellers) and independent professionals (Surveyors/Builders).
- We do not sell land; we verify the status of land listed by third parties.
- Any purchase agreement made after a verification is strictly between the Buyer and the Seller.
2. Scope of Verification Services
Verification reports (Tier 1 and Tier 2) are based on data retrieved from the Uganda National Land Information System (UgNLIS) and physical site inspections conducted by independent surveyors at a specific point in time.
Limitations: Our reports do not guarantee against:
- Future government land compulsory acquisitions or gazetting.
- Undiscoverable familial or customary disputes not registered at the Ministry.
- Fraudulent documents of such high quality that they bypass standard Ministry detection protocols.
3. Third-Party Professionals (Surveyors & Builders)
While we vet the credentials of Surveyors (ISU registration) and Builders before listing them, HuntThatProperty.ug is not liable for:
- The professional conduct, quality of work, or project abandonment by any professional found on the platform.
- Any financial losses resulting from private agreements made outside of the platform’s documented verification scope.
4. Payments and "Dry Run" Policy
Verification fees are paid upfront to secure the dispatch of a professional. If a Surveyor is dispatched to a site but cannot perform the work due to factors outside our control (e.g., Seller phone is off, Seller refuses access, Buyer provided wrong coordinates), a "Dry Run Fee" covering transport and time will be deducted from any potential refund.
5. Limitation of Liability
To the maximum extent permitted by the laws of the Republic of Uganda, HuntThatProperty.ug shall not be liable for any indirect, incidental, or consequential damages arising from land transactions, including but not limited to the loss of purchase funds to fraudulent sellers.
6. Data Privacy
In accordance with the Data Protection and Privacy Act, 2019, we collect necessary data (Names, IDs, Phone Numbers) solely for verification purposes. By requesting a service, you authorize us to share your contact details with the dispatched Surveyor or Admin to fulfill your request.
